Book a crawlspace inspection
Tell us what you are seeing and where the house is. We will arrange a time, go into the space, measure what is actually happening and give you the findings in writing.
What the inspection covers
- 01
We go into the space
Not a glance through the hatch. Moisture content readings in joists, sills, beams and sheathing at several points; humidity and temperature; bearing at posts and piers; founding depth where it can be established.
- 02
We trace where water comes from
Surface runoff, a seasonal water table, condensation and a plumbing leak all look the same once there is water on the floor, and they need different fixes. Getting this right is the difference between solving the problem and spending money on the wrong system.
- 03
You get it in writing
Findings with the actual readings and photographs, then an itemized quote. Urgent, plan-for-it and monitor-it are listed separately so you can decide what happens now and what waits.
- 04
We tell you if it needs nothing
Some crawlspaces need longer downspouts, better grading and another reading next spring. When that is the answer, that is what we will say.
Before we arrive
- Clear a path to the crawlspace access hatch or door if you can
- Note when you notice the smell, the cold floor or the water — timing is diagnostic
- Have any past reports, invoices or home inspection notes handy
- Let us know about pets, alarm codes or anything we should be aware of on site
