Vapour Barrier Installation
A vapour barrier is the sealed membrane between your crawlspace and the soil underneath. Installed properly — fastened, lapped and sealed at every penetration — it stops the steady upward migration of water vapour and radon that drives most crawlspace problems in Manitoba.
Soil under a Winnipeg house is never dry. Even when a crawlspace floor looks dusty, water vapour is moving upward through it continuously, driven by the difference between ground temperature and the air in the space. A square metre of exposed clay can release a surprising volume of moisture over a season. That vapour condenses on the first cool surface it meets — joists, subfloor sheathing, ductwork, the cold side of a rim joist — and once wood is holding moisture above roughly 19 percent, decay organisms and mould have what they need.
A vapour barrier interrupts that path. The material matters: we use reinforced polyethylene in 12-mil or 20-mil, chosen for puncture resistance because these membranes have to survive installation over clay that may contain gravel and debris, plus future foot traffic during service visits. Thin construction poly is cheaper and fails quickly. The installation matters more than the material, though. Seams are overlapped generously and sealed, the membrane is carried up the foundation wall and mechanically terminated, piers are wrapped individually, and every pipe, conduit, well line and septic penetration is sealed.
Manitoba's expansive clay introduces a complication that milder regions do not have. The soil beneath the membrane swells and shrinks through the year and heaves when it freezes, so the floor surface under your barrier is not static. A membrane that is stretched tight across a floor and fastened rigidly at the edges will eventually tear at the stress points. We detail installations with enough relief to tolerate ground movement while keeping the seal intact, and we inspect those details at follow-up visits rather than assuming they held.
A vapour barrier is also the base layer of any radon strategy. Manitoba has among the highest indoor radon readings in Canada, and crawlspaces with exposed soil are the primary entry route. Sealing the floor reduces entry on its own, and where testing shows levels above the Health Canada guideline of 200 becquerels per cubic metre, the sealed membrane becomes the surface an active sub-membrane depressurization system works against. Installing a barrier without planning for radon means opening the floor again later.
Vapour barrier installation can be a standalone job or the first stage of full encapsulation. On its own it will substantially reduce moisture entering from the soil, which is often enough in a crawlspace that is otherwise dry, reasonably warm and not taking groundwater. It will not, by itself, solve a space that floods during melt, one that is uninsulated and freezing, or one with mould already established in the framing. We are straightforward about which situation you have, because selling a barrier into a space that needs drainage first would waste your money.
Material specification matters more than homeowners are usually told. Reinforced polyethylene is a woven scrim laminated between film layers, and it behaves differently from the unreinforced construction poly sold in rolls at any hardware store. Unreinforced 6-mil film tears from a single snag and propagates that tear across the sheet. Reinforced 12-mil resists puncture and holds a fastener. For spaces with storage, mechanical equipment or coarse fill we specify 20-mil. The permeance rating matters too: a barrier intended for ground contact should be rated well below 0.1 perms, which most reinforced products comfortably achieve and some cheaper sheeting does not.
The terminations are the part of the installation that determines its life. At the wall, the membrane should be mechanically fastened with a termination bar or batten strip and sealed with a compatible sealant, so the edge cannot work free as clay moves beneath it. At penetrations, a collar of membrane material sealed to both the pipe and the sheet outlasts a bead of caulk pushed into a gap. At piers, individual wrapping with a sealed vertical seam beats a sheet cut around the base. And at the sump pit, the membrane should be sealed to a gasketed lid rather than simply cut away, or the pit becomes an open hole in the envelope you just paid to seal.
A reasonable question is how a barrier interacts with a crawlspace that may flood. Our answer is to detail the installation so it can be recovered rather than pretending water will never arrive. That means the barrier is sealed but serviceable at the pit and at low points, with enough slack that a section can be lifted, the space dried and the membrane reseated. On properties with a documented water history we would rather install a system that survives an event and can be inspected afterward than one that has to be demolished and rebuilt because every edge was permanently bonded.
What every project includes
- A documented inspection with moisture readings and photographs before any scope is proposed
- An itemized written quote — you can see what each part costs and defer what can wait
- Materials specified for Manitoba conditions, not a standard national package
- Readings taken again after completion so the result is measurable
