Local conditions in Lord Roberts

Lord Roberts is a compact neighbourhood of mostly modest homes built between 1905 and 1950, south of the Assiniboine and west of the Red. The housing scale means shallow foundations were common, and crawlspaces are frequent — both as the original foundation under smaller houses and under the rear additions that nearly every home in the area has acquired over the decades. These spaces were built cheaply and were never meant to be dry.

The typical condition is a crawlspace with a bare soil or cracked thin slab floor, open or blocked vents, fibreglass batts sagging between the joists, and visible mould on the subfloor sheathing. Because the clay here drains poorly, meltwater follows the foundation backfill down, and in April we find water sitting on the soil floor. Through summer, the same space draws humid air and condenses it on cool surfaces, so the wood stays in the damp range nearly year-round.

For houses at this scale, cost-effective sequencing matters. We start with the exterior work that removes most of the water load — grading, downspout extensions, snow management away from the foundation — because it is cheap and it reduces what the interior system has to handle. Then we install drainage where groundwater warrants it, encapsulate with a reinforced sealed barrier, move insulation to the perimeter wall, and control humidity. Where the floor system has sagged on undersized posts, we correct bearing before sealing so the barrier stays intact.

The Lord Roberts calls we take are typical of modest early-century housing: a crawlspace under a rear addition with bare soil and open vents, water sitting on the floor in April, mould on the subfloor and batts hanging out of the joists. Because these houses are smaller, homeowners are often weighing cost carefully, and they want to know what can be deferred.

Our honest first recommendation here is nearly always the exterior work, because it costs little and removes much of the load: downspout extensions, re-establishing positive grade where clay has settled, and keeping winter snow off the addition walls. Then interior drainage if groundwater genuinely warrants it, then sealing and perimeter insulation. We will tell you what the risk is of deferring each stage rather than insisting on everything at once.
