Local conditions in River Heights
River Heights is one of Winnipeg's most established neighbourhoods, built largely between 1910 and 1945 on the clay flats west of the Red River. The original foundations here are a century old in many cases, and while most of these homes have full basements, crawlspaces are extremely common under rear additions, enclosed porches, sunrooms and breakfast nooks added over the decades. Those additions are where we do nearly all our work in the area, and they are frequently founded shallower than the original house.
The classic River Heights crawlspace is small, hard to access through a hatch in a closet or an exterior door, and completely unimproved: a soil or thin slab floor, uninsulated or batt-insulated joists above, and vents that were cut into the wall at some point and may or may not still be open. Because the space sits beside a heated basement but is not itself conditioned, it runs cold in winter and humid in summer. We routinely find frost on the underside of the subfloor in January and condensation and mould on the same surfaces in July.
Mature elms and large lots create a secondary issue: root systems and decades of soil settlement change how water moves toward these foundations, and original clay tile drainage, where it exists, is often collapsed or root-blocked. Our scope here usually involves confirming where surface water goes, sealing and insulating the crawlspace so it joins the conditioned envelope, correcting the insulation strategy at the perimeter rather than the ceiling, and stabilizing any addition framing that has settled relative to the main house.
The typical River Heights call is about a cold back room. A kitchen, breakfast nook or family room added behind the original house sits over a small crawlspace, and the floor is noticeably colder than the rest of the home through winter. Occasionally the call is about a smell that appears when the furnace runs, and occasionally it is a frozen line in that same space. All three trace back to a crawlspace that was never brought inside the heated envelope.
Our first recommendation here is usually perimeter insulation and rim joist air sealing rather than anything dramatic, because that is what resolves the cold floor and the freeze risk together. Access is frequently the practical obstacle — these spaces are often reached through a hatch in a closet — so we assess whether a larger permanent opening is worth cutting while the space is open. On a century-old foundation we also check the masonry condition before sealing anything to it.
