Crawlspace repair in Royalwood

Newer southeast development where crawlspace detailing, not age, is the source of problems.

Local conditions in Royalwood

Royalwood is a newer southeast neighbourhood, built largely from the late 1990s through the 2010s. The homes are modern, the foundations are engineered, and the drainage was designed to current standards. That does not mean the crawlspaces here are trouble-free — it means the problems are different. In newer construction, crawlspace failures are detailing and commissioning failures rather than deterioration.

The issues we are called for in Royalwood are consistent: rim joist air sealing that was never completed, so cold air washes through the crawlspace all winter; insulation installed between floor joists instead of at the perimeter wall, which leaves the space cold and the surfaces prone to condensation; a sump pump with a discharge line that freezes in a cold snap and backs water into the space; a dehumidifier that drains into a bucket nobody empties; and a floor barrier that was laid loose and stops short of the wall, so soil moisture and radon move freely around the edges.

The underlying clay still moves, and homes on engineered fill over that clay are not exempt from frost effects at shallow additions and sunroom piers. Our work here is often less about major reconstruction and more about finishing the job properly: sealing and insulating the envelope, specifying and installing drainage and discharge that work at minus 30, mechanically sealing the barrier to the walls and around every penetration, testing radon, and documenting the humidity performance across a full year.

Royalwood calls come from owners of relatively new homes who are surprised to need crawlspace work at all. The findings are consistent: rim joist air sealing never completed, insulation in the joist cavity rather than on the walls, a floor barrier laid loose and stopping short of the wall, a sump discharge that froze during a cold snap, a dehumidifier with no permanent drain.

Our first recommendation is a commissioning review rather than a rebuild. Each of those items is modest to correct, and together they are the difference between a crawlspace that performs and one that merely looks finished. We also suggest a long-term radon test, because a loose barrier with unsealed edges does little to limit soil gas entry and Manitoba readings are high.
