Local conditions in Transcona

Transcona grew as a railway town before becoming part of Winnipeg, and its housing reflects that history: a core of early-century workers' housing, substantial growth through the 1940s and 1950s, and continued development since. The older homes were built economically on heavy clay, often with shallow foundations, and a meaningful number have crawlspaces as the original foundation rather than as an addition.

Those spaces are the ones that need the most work. Shallow footings on expansive clay in a climate with a two-metre design frost depth means the structure has been moving seasonally since it was built. Add bare soil floors, open vents and decades of humidity cycling and the framing takes real damage: soft sill plates, rotted post bases, mould through the joist bays, and sheathing that has gone punky above the dampest areas. The later additions across the neighbourhood show the familiar frost-heaved pier pattern instead.

Because the clay here drains so poorly, spring melt concentrates against foundations and summer storms overwhelm the surface. Exterior correction — grading, downspouts, snow management — is always part of our scope and often removes most of the water load. From there we correct structure to stable bearing, install interior drainage with freeze-safe discharge where groundwater is active, encapsulate with a reinforced sealed barrier, insulate the perimeter and verify humidity performance with documented readings.

Transcona calls come from both the older core and the postwar sections. In the older housing, the crawlspace is often the original foundation — shallow, bare soil, framing with real damage. In the newer sections it is an addition on shallow piers with the familiar seasonal movement. Spring water is a common complaint in both, because the clay here drains poorly.

Our first recommendation is exterior water management as the opening move, since flat dense clay concentrates melt against foundations and the fix is inexpensive. Structural correction follows where support is moving or decayed, then interior drainage if groundwater is active, then sealing and perimeter insulation with readings documented at both ends.
