Local conditions in Waverley West

Waverley West is one of the largest residential developments in Winnipeg's history, built out from the mid-2000s onward across the southwest. The housing is new, the infrastructure is modern, and the lots were engineered with drainage in mind. The crawlspaces we work on here are generally mechanical or bonus-room spaces in the original construction, plus the usual crop of sunroom and addition crawl areas added by homeowners since.

Because the construction is recent, deterioration is not the issue — detailing is. We routinely find floor barriers that stop short of the wall or were never sealed at the seams, insulation in the joist cavity rather than at the perimeter, rim joist air sealing that was skipped, and sump or dehumidifier installations that were never commissioned for a Manitoba winter. Each of those details is individually minor; together they leave a crawlspace that is cold, humid at the wrong times of year, and open to soil gas.

The subsoil across the development is the same expansive clay found throughout the valley, and homes built on engineered fill over it are not immune to frost movement at shallow additions. Our approach is to finish what the original build left open: seal and fasten the barrier, move insulation to the right plane, make the mechanicals winter-reliable, correct support under additions that are cycling, test radon, and verify the space holds target humidity through both melt season and summer.

Waverley West calls mirror the rest of the newer southwest: crawlspaces that function as designed mechanical spaces but were never fully commissioned for this climate. Cold spaces, loose barriers, insulation in the joist cavity, condensate lines with nowhere safe to drain, and discharge lines that ice up.

Our first recommendation is a systematic commissioning review of the crawlspace envelope and its mechanicals, item by item, with a written list of what is missing. On homes built on engineered fill over valley clay we also check shallow addition and deck-conversion footings, since frost movement does not exempt new subdivisions.
